New Construction of 3 story Head Start Day Care with multiple play roof areas and a commercial kitchen.
This project is federally funded as part of a Superstorm Sandy recovery effort for the Coney Island area.
ARMA was brought on at commencement of 1st bid round. As all bids were 40% higher than initial estimate (pre-owner rep) extensive VE was required along with a 2nd round of bids. ARMA works closely in conjunction with POP development staff to bolster their team with our technical knowledge and process understanding.
This project required extensive value engineering alongside the architect and client to reign in both design and infrastructure of this building. The project team was strained from day one due to the budget constraints and expectation of the project. Due to the tight budget allowance and the time factors surrounding the grant funding this project was forced together in a very short period with holes still being developed. We have worked vigorously with our client and all team members to put produce a building structured in a Design-Bid-Build model through a hybrid Design – Bid – Build with partial Design Build with contracting and professional entities that have never worked together before.
